Steps from ocean waves rolling gently up the sand, the four villa with two bedroom each feature open-plan interiors injected with local character. From the brilliantly designed pendant lights resembling bird’s nests to the shells used suitably as décor, local touches blur the lines between the land and sea.

Large enough to host up to four guests, each of the 175sqm villas is fitted out with sleek walk-in showers with rain shower heads, a kitchenette with a minibar and coffee machine, and two bedrooms overlooking a myriad of off-shore islets. Smart TVs come with Netflix subscriptions so you can stream your favourite shows, and soothing massages are available on site, for an extra fee. Included in the room rate are welcome drinks, continental breakfast, reliable WiFi and services by the villa team. For an extra charge, you can book boat and car rentals, activities, and round-trip airport transfers.

While adventure is out there, staying in has its appeal as well. You can pamper yourself with on-site massages and a range of spa treatments. With attentive service staff remembering your preferences, you can look forward to an unforgettable stay. Literally at the push of a button, an employee will deliver what you need on your holiday. • Floors: Coastal Escape - Koh Yao Noi is an estate with four single-story villas that each feature two bedrooms, an open living and dining rooms, and kitchen. Guests can enjoy views of the garden, swimming pool, and outdoor dining area.

• Capacity: Each villa can accommodate 4 guests.

• Living Areas: The communal space in each villa is an air-conditioned living area next to the dining area.

• Pool: The main swimming pool shared within the estate measures 15m x 4.5m x 1.2m; No shallow pool on the end; The pool is set to normal temperature; There are twenty sun beds and nine pool umbrellas at the main pool; Pool towels are provided.

• Dining: Coastal Escape - Koh Yao Noi has an in-house restaurant where guests can order meals to be delivered to their villa. Breakfast is served from 7:30 AM to 10:00 AM while lunch to dinner is served from 11:00 AM to 9:00 PM.

• Kitchen: Equipped with a Nespresso coffee machine, a mini-bar, cutlery, and glasses.

• Dining Areas: Indoor dining area with seating for up to 6 in each villa; Outdoor dining area (shared within the estate).

• Wellness: Yoga mats are provided in each villa. The estate has a spa room with massage beds.

• Entertainment: All villas feature high-speed WiFi throughout, Netflix, books and boardgames, and bluetooth speakers.

• Other facilities: All villas have a fire extinguisher and first aid kit.

• Parking: Only roadside parking is available.

• Year built / refurbished: 2013 (built); 2023 (renovated).

• Surface total area: 175 sqm.

Weddings & Events

• Maximum number of guests: 80 guests (maximum seating capacity)
• Minimum nights: Weddings for up to 80 guests require a minimum 3 nights buyout
• Event fees: For Ceremony and Reception, USD $2,800 for up to 80 guests (subject to 10% service charge and 7% tax) and an estate buyout is required to book an event. Any pre or post wedding events where guests including villa guests exceed 1.5 the amount staying within the villa must be planned and catered for by the Coastal Escape or wedding planner team.
• Security deposit of USD $2,800 for up to 80 guests.
• All 4 villas (All Seasons). Approved event organisers must be appointed or using our in-house appointed teams.
• All music must be turned down by midnight in the villas, which have neighboring communities or villas with guests. You are permitted to go over to the in-house sound system. In the event of a complaint made, we will have to adhere to this however we will be as flexible as possible.
• Fireworks are only permitted with our approved supplier following an approval from relevant authority and must be released after 10pm due to local Thai law with wind and weather permitting. We will endeavor to keep all candles and tiki torches lit however in the event of wind or rain, please note this is not possible and we cannot provide refunds as this will be out of our control. Fireworks need to be booked and have a certificate of at least 3 week prior to the event, last minute can-not be arranged.

• A driver and car rental service is available upon request (extra charge).
• One-way or return airport transfer service is available upon request (extra charge).
• Spa treatments, massages services and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary baby cot and high chair is available in each villa.
• Babysitting service available upon request (extra charge).
• Pool fences are not available.
• Children under 4 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only one (1) additional bed can be arranged for this property.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
