Taking open-plan design to the next level thanks to the expansive indoor and outdoor spaces which merge into the other, the property takes advantage of its 30m beach frontage with a lovely courtyard lawn, children's playground, beachfront dining area, communal world-class gym, and three different swimming pool sections – the main pool, a small children's pool, and a sunken pool complete with its own bar and pull-down projector! We love the large dining room, which is decked out in a long wooden table that can fit 24 people and more to spare thanks to the two accompanying swing beds perfect for aperitif or digestif. Or you can take advantage of the great beachfront location and dine outdoors by the beach, by the coconut trees and under the stars. And if wellness is important to you, Baan Kilee prides itself on a wellness menu and an array of activities to ensure you’re in tip top shape. Be it yoga, meditation or a PT class, all can be done. The lawn in front of the pool is the perfect spot for morning yoga and meditation, with shade from the coconut trees and an unbeatable view of the ocean.

• Floors: Baan Kilee occupies two floors:

  • Ground Floor: Four bedrooms including two bedrooms with bunk beds, two dining rooms, kitchen, sala, AV room, staff quarters (two floors), garage, water feature, kid’s day room, children’s pool, swimming pool, pool bar, wading pool, and beach.

  • Second Floor: Master bedroom.

• Capacity: The entire villa can accommodate 18 adults.

• Living Areas: There is an open-plan living area with oversized sofas, air conditioning, and ceiling fan. The dining area has a long dining table and kitchen bar. The poolside sala has a swim-up bar and pull-down projector. There is also a playground, beachfront lawn, outdoor massage deck, and outdoor dining sala with BBQ facilities.

• Pool: Measuring 22m x 5.5m x 1.45m Infinity pool and 1.8m x 4.8m x 1.2m Pool Bar; No shallow end for kids but there is a 5m x 2.5m x 0.5m Children’s pool and 3m x 5m x 0.4m Wading pool; The pools are set to normal temperature; There are six sunbeds with four umbrellas and and four beach beds with umbrellas; Pool towels are provided.

• Dining: The in-house chef is experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 20% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Oven, microwave, Coffee machine, refrigerator, freezer, rice cooker, juicer, blender, toaster, and stove top (electric & gas) as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor dining area can sit up to 24 persons and the outdoor dining area can sit up to 10 to 18 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge. The villa offers complimentary access to 4,000 sq. ft. world-class indoor/outdoor gym and facilities. There are also two to four massage beds available for use. Complimentary 60-minute massage for two persons who availed two nights stay and more.

• Entertainment: High-speed WiFi throughout and an Apple TV in the kitchen and cinema/media room, Smart TV with Netflix is available in all bedrooms and TV room. There is also an indoor sound system, CD/DVD player, board games, karaoke, and two media projectors in the indoor (cinema room with projector and blackout curtains) and outdoor (roll down screen and projector for viewing from pool sala and bar). Watersport equipment such as two kayaks, two paddle boards, kids windsurf, and water polo are available for guest's use.

• Other facilities: The villa features a wheel-chair access, volleyball, croquet, lawn bowl, table tennis, library, back-up generator, one portable air conditioning unit (shared with Baan Ora Chon), safety deposit box, hairdryers, universal adapter, wine cellar, CCTV, and herb garden with tea leaves, available for guests' consumption. Wake up call service available upon request.

• Parking: Sufficient parking garage and outdoor parking are available.

• Year built / refurbished: Built in 2008 and yearly refurbished.

• Surface total area: 5,500 sqm (land).

• Plastic Free commitment: Baan Kilee is a plastic-free villa. The villa will not provide single-use plastic bottles, bags, straws or cutlery and crockery. Guests are required to bring their own refillable water bottles. If not possible, guests can purchase branded aluminium bottles at the villa.

Green Policy

Baan Kilee, part of the Chai Talay Estate, has a strong ethos of sustainability and eco-consciousness and is a 'single-use plastic' free resort -- the villa will not provide single-use plastic bottles, bags, straws or cutlery and crockery. Guests are encouraged to bring their own refillable water bottles and be conscious of their environmental impact during their stay. If not possible, guests can purchase branded aluminum bottles at the villa.

CTE x Sisters on Samui Community Garden Initiative

Chai Talay Estate sponsors the Sisters on Samui Community Gardens Initiative - a project whereby families can grow and harvest their own fresh vegetables and fruits through the use of land banks donated to the local community. The initiative came into effect during the COVID-19 pandemic as thousands of local people suffered job losses, without furlough or severance.

Many of our guests offered to contribute to those affected by the pandemic. Since 1 acre of organic gardens spans part of the Chai Talay Estate, the donation of land banks to the SoS Community Garden Initiative was deemed to be the best vehicle to extend assistance.

With this, guests can freely enjoy the gardens and the organic produce whilst knowing their stay at Chai Talay Estate helps support the local community. In-villa guests also have the option to donate to the project directly. If a guest's scheduled stay is postponed or cancelled, Chai Talay Estate ensures that a percentage of cancellation fees are donated to the cause.

Weddings & Events

• If the guest is planning to hold an event, such as a wedding or party where any pre-planning is required, guest needs to pay USD 1,200 + 7% tax as an event fee for up to 80 guests and USD 1,500 + 7% tax for up to 150 guests. An optional USD 300-600 + 7% tax for pre/post-event day event fee for casual setting (up to 50 guests).
• An additional fee of THB 2,000 has to be provided to the Villa Manager, payable by the event organiser for the indirect support given (please note that this is not considered as a tip).
• For smaller group events (under 25 people) using the villa’s own facilities and staff, a coordination fee of THB 10,000 is required.
• Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
• Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
• Higher security deposit of THB 300,000 will be collected should pool platforms are required for the event.
• Security deposit is refundable provided no damage or deep cleaning at the villa is required.
• The villa can accommodate up to a maximum of 80 - 150 guests if booked together with neighbouring villas (Outdoor); Cinema Room: 20 guests; Dining Area (fan only): Up to 70 guests.
• Minimum 3 nights stay is required during intermediate and high seasons. Minimum 5 nights stay is required during peak season. Minimum 7 nights stay is required for Christmas and New Year season.
• Guest is required to have an event organiser when an event fee is charged.
• For any events/ weddings with more than 80 guests, it may be required to book 2 villas in the Chai Talay Estate to use the beachfront lawn.
• For any events/ weddings of more than 120, it may be required to book all 3 villas in the Chai Talay Estate subject to the style of the wedding.
• Chai Talay weddings and event fee is reduced to 50% when 2 or more villas are booked for 5 nights.
• Outdoor music curfew is until 12 midnight only. Parties may continue until 2am if held indoor in the breakfast room.
• Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
• Fireworks are only allowed for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
• Sky Lanterns are also prohibited by the local government in Koh Samui.
• Event guidelines and an accurate quotation are available on request.

Rate Inclusions

• Rates include Welcome drink, daily breakfast, complimentary WiFi, and services by the villa team (Villa manager, private chef, housekeepers, and handymen).
• Private Chef service included. In-villa shopping: THB 300 or 20% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 20% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• Complimentary one round-trip airport transfer.
• Additional transfer is available at extra charge (at taxi rate).
• Spa treatments, massages services, and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary two baby cots and two high chairs are available at the villa.
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged for this property.
• Laundry/Dry Cleaning Service available on request (extra charge) and must be paid at the time incurred or at the time of departure. Staff will only wash small and inexpensive items.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

• Early check-in and late check-out may be organised and is subject to availability (extra charge may apply).

Smoking & Pet Policy

• Smoking is allowed at designated smoking areas only.
• While we love our furry friends, pets are not allowed on this particular property.

Insurance

• It is a condition of the booking that the entire party must arrange its own comprehensive travel insurance cover (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Neither we nor any staff are responsible for any and all claims, including any accidents related to the use of the Villa facilities or locally procured third party services such as, watercraft, water sports, jeep or motorbike rental etc.
• As deposits and rental payments are strictly NON refundable after a reservation has been confirmed, we highly recommend that insurance cover purchased by the individual making the booking “the booking party” should be an all inclusive travel insurance which covers all your expenses (villa payments) if you have to cancel your journey last minute, for any reason
• Neither we nor any staff shall be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside our control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc.
