Praana Residence is the crown jewel with unobstructed views of the sea. One of Koh Samui’s finest private luxury retreats, Praana Residence is a stunning 6-bedroom villa with panoramic sea views. This is the jewel in the crown of the Panacea Retreat and rightly so because it is packed with delights, surprises, and recreational facilities galore including its own private kids’ club, games room, private cinema, well-equipped gym, and sauna. Entering via stepping stones over a koi pond, you’ll pass tall Buddha statues peering down from recesses in the stone clad wall.

A stylish, two-storey central building takes centre stage at Praana. The upper level houses a vast, glass walled lounge and dining area, with carefully placed contemporary artwork adding style and elegance to the interior. A glass chandelier cascades from the wooden ceiling, and the whole room looks out on a backdrop of breathtaking seascapes and tropical forest.

Each of the three master bedrooms occupies a standalone pavilion; two at the front of the property overlooking the pool and garden, the other at the rear. All are blessed with dramatic, unobstructed sea and island views from their king-size beds. Each flows seamlessly into an ensuite bathroom with a glass-walled rain shower room. All three come with a private rooftop garden with a terrazzo bathtub and private terrace, while one has the additional luxury of a private 12-metre pool. All of the rooms slide open onto a wide terrace that looks over the garden and the enticing 25-metre infinity pool, which overflows into the views.

The gym has an outstanding range of equipment such as rowing machines, cycling machines, running machines, Stairmasters, weights, and more. Your kids will enjoy hours of fun in the playroom; you’ll find a games room with a pool table, a cinema with 10 La-Z-Boy chairs, a private tennis court, and even a Muay Thai boxing ring. After your workout, soothe your aching muscles in the sauna or enjoy a pampering body treatment in the dedicated spa room (from expert therapists at extra cost). With so many spaces and activities to enjoy, and a full team of dedicated staff on hand to cater to all your needs, this villa is definitely a very special place for a party or celebration.

• Floors: Praana Residence occupies three floors:

  • Ground Floor: Main entrance, tennis court, gym, wine cellar, bar, night club, game room, massage room, kids club, and cinema room.

  • Second Floor: Four bedrooms including master bedroom, steam and sauna room, media room, boxing ring, living area, outdoor dining area, swimming pool, and poolside sala.

  • Third Floor: Living area, dining area, kitchen area, and two master bedrooms.

• Capacity: The entire villa can accommodate 12 adults.

• Living Areas: There is a living room, casual lounge, and study. The indoor dining pavilion is conveniently beside the modern open-plan kitchen and breakfast bar. There is also a outdoor dining sala with BBQ facilities, sunset sala, pool deck, and terraces.

• Pool: Measuring 25m x 6m x 2m Main pool and 12m x 5m x 1.2m Secondary pool; No shallow end for kids; The pools are set to normal temperature; There are ten lounge chairs and three pool umbrellas; Pool towels are provided.

• Dining: The in-house chef is experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 30% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Refrigerator, freezer, microwave, coffee machine (bean espresso machine), blender, toaster, rice cooker, dishwasher, oven, gas stove, electric kettle, wine fridge, kitchenware, dinnerware, water dispenser, basics (oil, salt and pepper), pots and pans, coffee grounds/beans, tea pot, coffee capsule, mini bar, wine glasses as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor dining pavilion can seat up to 12 persons. The outdoor dining sala can seat up to 12 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge. The villa’s gym has an outstanding range of equipment from rowing machines, cycles and Stairmasters to running machines, weights and others. There is also a sauna and steam room.

• Entertainment: High-speed WiFi throughout and a Smart TV in the living area and master bedroom only. The villa also offers a sound system and outdoor speakers, karaoke room, kids playroom, lounge room with poker and pool table, cinema with lazy boy seats, tennis court, basketball, and Muay Thai ring.

• Other facilities: The villa features tennis court, muay thai boxing ring, personal safe and fully-stocked mini bar in all bedrooms (replenished daily), fire extinguisher, first aid kit, safety deposit box, back-up generator, water heater, drying/towel rack, and hangers. Wake up call service available upon request.

• Parking: Sufficient villa parking garage is available.

• Year built / refurbished: Built in 2010; Refurbished in 2013.

• Surface total area: 3,200 sqm (land).

Weddings & Events

• The estate can accommodate up to a maximum 60 guests seated / 60 standing (including guests staying in the villa).

• Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.

• Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.

• Security deposit is refundable provided no damage or deep cleaning at the villa is required.

• Music and event curfew are until 12 midnight only.

• Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife.

• We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.

• Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.

• Sky Lanterns are also prohibited by the local government in Koh Samui.

Rate Inclusions

• Rates include Welcome drink, daily breakfast, complimentary WiFi, and services by the villa team (Villa manager, housekeeper, chef/cook, villa attendants, and security).
• Private Chef/cook service included. In-villa shopping: THB 300 or 30% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 30% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• Complimentary one round-trip airport transfer.
• Additional airport transfer service is available upon request (extra charge).
• Spa treatments and massages services are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary baby cot and high chair is available for free upon request. Other baby items for hire are also available upon request at an extra charge.
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents. Children of any age are welcome. However, children aged 12 years and above are considered adults at this property.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged.
• Laundry/Dry Cleaning services are available on request at an extra charge.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

Smoking & Pet Policy

• Smoking is allowed at designated smoking areas only.
• While we love our furry friends, pets are not allowed on this particular property.

Security Deposit

• A security deposit of USD 2,000/THB 60,000 per stay, in cash or as a credit card hold will be collected onsite upon check-in.
