Baan Kularb is a beachfront haven guaranteed to surpass your expectations. The four-bedroom Baan Kularb fully encompasses the concept of the indoor-outdoor tropical living experience, while also providing a private, flexible, comfortable and totally luxurious beachfront escape.

Large open terraces, garden areas, a breezy living pavilion, 12-metre infinity swimming pool with a shallow area for children, sala, outdoor dining area and private access to a tranquil stretch of beach ensures that this sophisticated villa has everything you could possibly want for a blissful holiday. From the moment you pass through the intricately carved wooden entrance doors, you'll be captivated by the attention to detail and clever layout of the property, with beautiful beach views at every turn. Tasteful furnishings, décor, natural materials and colourful accents complement the modern design.

The living pavilion is furnished with comfy sofas, a coffee table and a Smart TV. The adjacent dining area has a dining table and eight chairs. On three sides, glass doors completely fold away, transforming the space into an open living and dining room. Behind this is a pond feature with sunken stepping stones leading to the kitchen, which also has folding doors that open completely. The kitchen is well equipped with top of the range chrome appliances and a central island feature incorporating a breakfast bar. The swimming pool faces the beach, and is presided over by a sala, which appears to float upon the water. Adjustable deck chairs are also positioned poolside.

The master bedroom occupies a standalone pavilion, equipped with a Smart TV and furnished with a four-poster king-size bed and complimenting furniture. At the front of the room, glass doors lead to the sun terrace, the lawn, pool and the beach. The room is adjoined by a large ensuite bathroom, which is dominated by an oversized, raised bathtub that sits directly opposite the doors and from where you can soak and relax whilst looking through the bedroom towards the sea, there is a double vanity and a walk-in shower. One of the guestrooms is furnished with twin beds and the other two with king beds. Each has an ensuite shower room and glass sliding doors looking across the garden, the pool and the ocean.

• Floors: Baan Kularb occupies a single floor:

  • Ground Floor: Main entrance, living room, dining area, four bedrooms including master bedroom, kitchen, staff quarters, beach sala and swimming pool.

• Capacity: The entire villa can accommodate 8 adults.

• Living Areas: There is an indoor living area with an L-shaped sofa and air conditioning that can seat up to 8 persons. The dining room is conveniently located beside the modern kitchen and counter top. There’s also an outdoor sala with BBQ facilities and a seating area by the pool.

• Pool: Measuring 12m x 4.7m x 1.8m infinity pool; Shallow end for kids; The pools are set to normal temperature; There are six sunbeds and two pool umbrellas; Pools towels are provided.

• Dining: A chef is available on request (extra charge), experienced in cooking Western, Chinese and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 25% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Oven, microwave, coffee pot machine, refrigerator, freezer, rice cooker, blender, toaster, dishwasher, stove top (electric & gas) as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor dining area can seat up to 8 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge.

• Entertainment: High-speed WiFi throughout and a Smart TV in the living room and master bedroom only. The sound system also has outdoor speakers. Watersport equipment such as kayaks are available for guest's use and swimming pool.

• Other facilities: The villa features an universal adapter and CCTV. Wake up call service available upon request.

• Parking: Sufficient parking garage is available.

• Year built / refurbished: Built in 2005.

• Surface total area: 1,000 sqm (land).

Weddings & Events

• If the guest is planning to hold an event, such as a wedding or party where any pre-planning is required, guest needs to pay USD 1,200 + 7% tax as an event fee and an optional USD 600 + 7% tax for pre/post-event day event fee.
• Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
• Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
• Maximum 20 guests (combination of seating and standing, including guests residing in the villa).
• Music and event curfew is until 12 midnight only.
• Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
• Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
• Sky Lanterns are prohibited by the local government in Koh Samui.
• Event guidelines and an accurate quotation are available on request.

Rate Inclusions

• Rates include Welcome drink, daily breakfast, complimentary WiFi, and services by villa team (Villa manager, private chef, housekeeper, handyman, and securities).
• Private Chef service included. In-villa shopping: THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• One-way or return airport transfer service is available upon request (extra charge).
• Spa treatments, massages services and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary baby cot/high chair is available at the villa.
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged for this property.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
