Chai Talay Estate

• Located by the beautiful white sands of Lipa Noi beach, one of Koh Samui’s few year-round swimming beaches, the Chai Talay Estate is an exquisite, privately owned estate encompassing three renovated contemporary villas – Baan Kilee and Baan Puri. With a total of 14 bedrooms that can sleep up to 34 guests, the estate is the perfect solution for very large groups, destination weddings or corporate retreats. Featuring an impressive list of facilities including 2 large lap swimming pools, children's playground, 4,000 sq. ft world-class indoor/outdoor gyms, several lawns, decks and beachside salas, there is no shortage of spaces to hang out in or things to do!

• Why book: The entire estate offers sophistication, luxurious and high-quality finishing, functional layouts and an abundance of space, plenty of outdoor activities, direct beach access (total of 80-metres of beach frontage), and stellar views of the sea and sunset. Choose to stay in Baan Kilee, which can easily accommodate up to 20 people in its 8- bedroom sanctuary which sits on 1.5 acres and 30-metres of beach frontage. The villa takes open-plan design to a new level as it seamlessly blurs the lines between the indoor and outdoor world. On the other end of the estate, there is Baan Puri with an impressive entrance that leads past a koi pond to the spacious living and dining pavilion where guests are greeted with spectacular views down the length of the 29-metre infinity swimming pool and out over the ocean.

• Suitable for: Large families traveling with toddlers and older children who want the best in service, location and facilities or in hosting weddings, birthday parties, fitness/yoga retreats and corporate offsite events.

• Journey: The villas are located at Lipa Noi beach which is approximately 50 minutes from Samui International Airport and 40 minutes from the main tourist area of Chaweng.

• Pool & Outdoor Living: 2 large lap swimming pools with many sunbeds; 2 with in-pool loungers; 1 kids pool in kids play zone; 2 Swim-up Bars with stools; 2 lawns for croquet, racquet sports etc; 2 outdoor exercise areas; 1 Kids Playground, climbing frame, swing etc; 2 indoor spaces for Yoga or Fitness lessons and covered garage for 2 cars in each house.

• Food & Beverages: All resident chefs are skilled in preparing Thai and Western dishes to be enjoyed in the indoor and outdoor dining areas, or as a candlelit dinner by the beach. Guest requests are accommodated as far as possible, including special diets.

• Wellness Breakfast Menu Upgrade: Private Chef is experienced in Western, Chinese, Asian, Vegetarian and children's dishes. Special requests can be accommodated (including special diets).

• Movies & Entertainment: All houses have an in-room TV. Baan Kilee has an outdoor cinema as well as an indoor cinema room with surround sound that seats 26 people. Enjoy a wide range of movies to choose from, and the option of watching a movie under the stars. In Baan Puri, the main dining room can be converted into a movie room with plenty of space for all the guests to get comfortable.

• Spa: Massages and a range of beauty treatments can be arranged by the villa staff and enjoyed in various locations in and around the villa.

• Wheelchair Access: Baan Kilee has hosted several wheelchair guests and are pleased to report they find the property very wheelchair friendly and the many levels of the pool enable full access with ease.

• For Families: The villas are child-friendly, and well-equipped with high chairs, monitors, motion lights, a car seat, children’s linen with special anti-roll foam, play pens, pool toys and life jackets. Baan Kilee offers a children’s playground with heat resistant climbing frames, swings, an all-weather table tennis table and a kids pool. The playroom has toys, activities and games, and a children's library. Children's bedrooms and all the play zones are located on one level. All villas offer adjoining bedrooms for kids and parents.

• Gym & Fitness: Chai Talay Estate villas are ideal for guests who are in their pursuit of fitness and wellness. There is a myriad of exercise opportunities around the villas including the indoor/outdoor world class gym facilities. One can choose to do yoga with unfolding views to the coast or sign up for private Muay Thai boxing training with boxing bag and equipment all arranged at the villas.

• Meeting Facilities: 1 air-conditioned conference room for 40 people (others can be used for break out sessions).

• External Facilities: There’s a tennis court and sailing school nearby the estate. Charges may apply.

• Baan Kilee has its own minibus with driver bookable at any time at extra cost.

• Plastic Free commitment: The estate has joined in the growing 'Say No to Plastic' global movement and stopped using single-use plastic in the villa.

Weddings & Events

• Maximum Seating Capacity: Outdoor: 80 guests and up to 150 guests if booked together with neighbouring villas; Baan Kilee’s Cinema Room: 20 guests; Baan Kilee’s Dining Area (fan only): Up to 70 guests; Baan Puri’s Dining Area: 40 guests.
• Minimum Nights for Baan Kilee: Minimum 3 nights stay is required during intermediate and high seasons, minimum 5 nights stay is required during peak season, and minimum 7 nights stay is required for Christmas and New Year season.
• Minimum Nights for Baan Puri: Minimum 3 nights stay is required during low and shoulder seasons, minimum 5 nights stay is required during high season, and minimum 10 nights stay is required for Christmas and New Year season.
• Event Fees: USD 1,200 (subject to 7% tax) for up to 80 guests; USD 1,500 (subject to 7% tax) for up to 150 guests; Event fee is reduced to 50% when 2 or more villas are booked for 5 nights.
• Small Group Events: For smaller group events (under 25 people) using the villa’s own facilities and staff, a coordination fee of THB 10,000 is required.
• Other Charges: An additional fee of THB 2,000 has to be provided to the Villa Manager, payable by the event organiser for the indirect support given (please note that this is not considered as a tip).
• Security Deposit: Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected. Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected. Higher security deposit of THB 300,000 will be collected should pool platforms are required for the event. Security deposit is refundable provided no damage or deep cleaning at the villa is required.
• Other Requirements: Guest are required to have an event organiser when an event fee is charged.
• Pre and post event day events are allowed and can be arranged by the staff for casual setting (up to 50 guests) with a separate fee of USD 300-600 + 7% tax.
• For any events/ weddings with more than 80 guests, it may be required to book 2 villas in the Chai Talay Estate to use the beachfront lawn.
• For any events/ weddings of more than 120, it may be required to book all 2 villas in the Chai Talay Estate subject to the style of the wedding.
• Outdoor music curfew is until 12 midnight only. Parties may continue until 2am if held indoor.
• Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
• Fireworks are only allowed for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
• Sky Lanterns are also prohibited by the local government in Koh Samui.

Details

• Rate includes welcome drink, daily breakfast, WiFi, services by villa team including villa manager, private chef & housekeeper, and 1x round trip airport transfers.
• Daily breakfast (wellness breakfast upgrade is available at USD 6 per person per day, only available for Baan Kilee)
• Access to 4,000 sq. ft world-class indoor/outdoor gym and facilities at THB 350 per day or USD 300 per week (for in-villa guests at Baan Puri). In-villa treatments are available at extra cost.
• For Baan Kilee bookings of 2 nights stay or more, complimentary 2x 60-minute massage and complimentary access to Chai Talay Estate gym.

Chef/In-Villa/Pre-Arrival Shopping Service

• Pre-arrival shopping and chef or in-villa shopping service are available at 25% of grocery cost as handling fee, and is subject to 7% VAT.

Airport Transfers Inclusion

• Complimentary 1x roundtrip airport transfer (1 van only each way if the number of guests is 8 persons or less; 2 vans for each way if the number of guests is 9 persons or above).
• Additional transfer is available at extra charge (Note: Baan Kilee driver is charged at Taxi rate)

Extra Bedding & Child Policy

• Extra bed is available at USD 50++ per night per person, inclusive of daily breakfast.
• Child under 2 years old can stay for free when sharing existing bedding with parents.
• A baby cot and high chair is available for free upon request. Advance booking is required.
• Babysitting service may be arranged at THB 350++ per hour and THB 450++ per hour after 8 pm. Booking in advance with a minimum of 4 hours prior is required.

Check-in & Check-out

• Check-in: 3 pm
• Check-out: 11 am
• Early arrival and late departure will depend on availability of the villa at the time of arrival or departure, charges may apply.

Insurance

• It is a condition of the booking that the entire party must arrange its own comprehensive travel insurance cover (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Neither we nor any staff are responsible for any and all claims, including any accidents related to the use of the Villa facilities or locally procured third party services such as, watercraft, water sports, jeep or motorbike rental etc.
• As deposits and rental payments are strictly NON refundable after a reservation has been confirmed, we highly recommend that insurance cover purchased by the individual making the booking “the booking party” should be an all inclusive travel insurance which covers all your expenses (villa payments) if you have to cancel your journey last minute, for any reason
• Neither we nor any staff shall be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside our control such as civil disturbances, fires, floods, severe weather, acts of God, acts of Government etc.
