Baan Chao Lay is like nothing you’ve ever seen before. Inspired by a classic Thai design, Baan Chao Lay is a gorgeous beachfront sanctuary with modern facilities. Blessed with a prime location in Lipa Noi, the Nathon ferry port is only 10 minutes away and the Samui International Airport is 50 minutes by car. Spread across 3 pavilions, the villa comprises 5 bedrooms which accommodate 10 guests.

Stepping in, a little pathway with water features on either side takes you to the central courtyard. Its easygoing, tropical feel will set the tone for your holiday, complete with a wooden deck, gentle sea breeze, and decorative gardens. Grab a yoga mat from the villa and find a spot here for an open-air session. Enjoy a day with your loved ones in the 12-metre infinity pool, which has a built-in jacuzzi. Lounge on any of the 6 sunbeds with an engrossing read or enjoy an evening tipple as you watch the sunset over the horizon. If you’re in the mood for a livelier time, hook the playlist up to the outdoor speakers.

Indoor times can be just as relaxing. Boasting an open-plan layout, the living area's earthy wooden furnishing, high vaulted ceilings and profusion of natural light gives you the feeling of space and comfort. Sprawl comfortably on the L-shaped couch and watch your favourite shows on the Smart TV, with a quality sound system. Connect to the free Wi-Fi and stay in touch with your life back home.

The kitchen is well-equipped, with amenities like a microwave, bean espresso machine, fridge, rice cooker, stove top and an oven. Start your day at the breakfast bar, which also serves as a place for intimate drinks in the evening. Gather in the 10-seater outdoor sala for dinners amidst magnificent views. Additionally, you’ve the option of indoor dining, which also accommodates 10 people.

All 5 bedrooms are beautifully-appointed, with king-size beds, safety deposit boxes and air-conditioning. If you’re staying in the master bedroom, you can even indulge in late-night binge-watching on the Smart TV. There is a walk-in wardrobe for added luxury. Besides the communal washroom, all the bathrooms are ensuite. Each boasts a walk-in shower and ornamental gardens, while the bathroom in the master suite is additionally kitted with a stone bathtub.

• Floors: Baan Chao Lay occupies one floor:

  • Ground Floor: Main entrance, entry sala, five bedrooms including master bedroom, living room, dining room, kitchen, outdoor sala, swimming pool, staff quarters, and car park.

• Capacity: The entire villa can accommodate 10 adults.

• Living Areas: There is an open-plan living area with L-shaped sofa, air conditioning, and ceiling fan. It is conveniently located beside the dining area with a kitchen and breakfast bar. There’s also an outdoor sala with BBQ facilities, lounge chairs, and ceiling fan.

• Pool: Measuring 12m x 5m x 1.8m Infinity pool with built-in Jacuzzi; No shallow end for kids; The pools are set to normal temperature; There are six sunbeds with four umbrellas; Pool towels are provided.

• Dining: The in-house chef is experienced in cooking Western, Chinese, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 25% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Oven, microwave, coffee machine (bean espresso machine), refrigerator, rice cooker, blender, toaster, and stove top as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor or outdoor dining area can seat up to 10 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge. Gym/Fitness facilities nearby are available at extra charge.

• Entertainment: High-speed WiFi throughout and a Smart TV in the living room and master bedroom only. There is also a sound system with outdoor speakers. Watersport equipment such as kayak is available for guest's use and swimming pool.

• Other facilities: The villa features a safety deposit box, hairdryers, universal adapter, yoga mats, and volleyball. Wake up call service available upon request.

• Parking: Sufficient garage parking space is available.

• Year built / refurbished: Built in 2010.

• Surface total area: 1,700 sqm (land).

Weddings & Events

• If the guest is planning to hold an event, such as a wedding or party where any pre-planning is required, guest needs to pay USD 1,200 + 7% tax as an event fee and an optional USD 600 + 7% tax for pre/post-event day event fee.
• Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
• Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
• The villa can accommodate up to a maximum of 40 guests (combination of both seating and standing).
• Music and event curfew is until 12 midnight only.
• Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
• Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
• Sky Lanterns are prohibited by the local government in Koh Samui.

Rate Inclusions

• Rates include Welcome drink, daily breakfast, complimentary WiFi, and services by villa team (Villa manager, private chef, housekeeper, and securities).
• Private Chef service included. In-villa shopping: THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• One-way or return airport transfer service is available upon request (extra charge).
• Spa treatments, massages services and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary baby cot and high chair is available at the villa. Other baby items for hire are car seat, baby monitor and camera.
• Additional baby cot is charged at USD $10++ per unit per day and additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds in the master bedroom can be arranged for this property.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
