We love the high-ceilinged living complete with oversized sofas and fully-equipped entertainment system, which opens out onto breathtaking views and an infinity-edge pool. The open-plan dining space and kitchen is a beauty to behold, thanks to its full range of modern appliances, as well as a huge wooden dining table that seats up to 10 people, whilst the adjacent poolside sala is perfect for al fresco feasting and relaxation.

The villa comes with a choice of water-sports equipment, including kayaks and paddle boards.The view from all rooms is unbeatable, while the-attentive in-house staff and chef means all your needs are taken care of. Plus, each guest room offers a private balcony or deck if you need to take some time away from the rest of the group or if you don't fancy sunbathing communally.

• Floors: Baan Hinyai occupies three floors:

  • Ground Floor: Main Entrance, two bedrooms, and car park.

• Second Floor: Two bedrooms including master bedroom.

• Third Floor: One bedroom, living room, dining area, outdoor sala and dining area, kitchen, swimming pool, and beach.

• Capacity: The entire villa can accommodate 10 adults.

• Living Areas: There is a high-ceiling indoor living and dining area with two oversized sofas and ceiling fans. It is conveniently beside the kitchen. The outdoor living area by the pool has a dining area, sunbeds, and BBQ facilities.

• Pool: Measuring 17.35m x 6.1m x 1.6m Infinity pool; Shallow end for kids; The pools are set to normal temperature; There are six sunbeds with umbrellas by the pool, two sunbeds with umbrellas on the second floor, and two daybeds; Pool towels are provided.

• Dining: The in-house chef is experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 25% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Oven, microwave, coffee machine, refrigerator, freezer, rice cooker, blender, juicer, toaster, and stove top as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor dining area can sit up to 12 persons and the outdoor dining area can sit up to 10 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge.

• Entertainment: High-speed WiFi throughout and a Smart TV, Apple TV, and Satellite TV. There is also a BOSE Sound system with outdoor speakers and a CD/DVD player. Watersport equipment such as two kayaks and two standing paddle boards are available for guest's use.

• Other facilities: The villa features a table tennis court, safety deposit box, hairdryers, universal adapter, and CCTV. Wake up call service available upon request.

• Parking: Sufficient parking garage is available.

• Year built / refurbished: Built in 2012.

• Surface total area: 950 sqm (land).

Weddings & Events

• Maximum number of guests: 20 guests (combination of seating and standing) when booked together with Baan Hinta (villa next door).
• Event fees: For Ceremony and Reception, USD $1,200++ for up to 20 guests and optional USD 600 + 7% tax for pre/post-event day event fee.
• Security deposit of THB 100,000 will be collected and is refundable provided no damage or deep cleaning at the villa is required. Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
• Curfews: Live music (band) and DJ permitted until 12:00 midnight. No sound system is to be used on pre- and post event or during the event rehearsals. Failure to adhere to the above will result in a partial or full loss of security deposit.
• Fireworks, flying lanterns, fire shows and pets/animals are strictly prohibited by the local authorities.
• Event guidelines and an accurate quotation are available on request.

Rate Inclusions

• Rates include Welcome drink, welcome fruit basket, daily breakfast, complimentary WiFi, and services by the villa team (Villa manager, private chef, housekeeper, and handymen).
• Private Chef service included. In-villa shopping: THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• One-way or return airport transfer service is available upon request (extra charge).
• Spa treatments, massages services, and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary two baby cots and one high chair are available at the villa
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

• Early check-in and late check-out may be organised and is subject to availability (extra charge may apply).
