Baan Maliwan is the ideal modern and tropical villa. From the moment you enter the three-bedroom, contemporary styled Baan Maliwan you'll be captivated by the attention to detail and clever layout of the property, with beautiful beach views at every turn. Tasteful furnishings, décor, natural materials and colourful artwork complements the modern design.

The villa covers three floors, with the main living area and pool on the second level. With interiors offering a fashionable blend of modern style and traditional Thai accents, the villa is accessed via a wooden gate that brings you to the entrance garden. From here, a staircase leads up to the living and dining room, which opens to the swimming pool through sliding glass doors. The two guest bedrooms are located on the ground floor, while the master suite is situated upstairs complete with a private balcony. The blue-tiled, 12-metre, infinity-edge pool is flanked by a white stone terrace, and furnished with beanbag loungers and shady parasols. An open-plan living room extends onto the pool deck and embraces the sea views through sliding glass doors, which allow for a boundless sense of space and light. The lounge area is furnished with a comfortable L-shaped sofa by a coffee table, facing a Smart TV. A white dining table, with six sleek white chairs, overlooks the sea views.

Beyond the dining area is a fully fitted western kitchen with wooden units, black surfaces and chrome appliances. A central island doubles as a breakfast bar complete with high stools.

The villa's three ensuite air-conditioned bedrooms are comfortable and private, sleeping up to six guests. There are two double bedrooms with king beds and one bedroom with twin beds that can be configured as a king. The ensuite bathrooms are all fitted with large walk-in showers, while the master bedroom suite has the additional luxuries of a private office area, a lounge area with a Smart TV, and a sunken bathtub positioned next to a picture window. Baan Maliwan is an idyllic holiday home for families and friends alike.

• Floors: Baan Maliwan occupies three floors:

  • Ground Floor: Main entrance, one bedroom, staff quarters, car park, and swimming pool.

  • Second Floor: Two bedrooms, living room, indoor dining room, and kitchen.

• Third Floor: Master bedroom.

• Capacity: The entire villa can accommodate 6 adults.

• Living Areas: There is an indoor living room with floor to ceiling glass windows, L-shaped sofa, air conditioning. The indoor dining room, located on the second floor, is conveniently beside the modern kitchen and counter top. The villa also offers BBQ facilities.

• Pool: Measuring 12m x 4.7m x 1.8m infinity pool; Shallow end for kids; The pools are set to normal temperature; There are four bean bags and two pool umbrellas; Pool towels are provided.

• Dining: A chef is available on request (extra charge), experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 25% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Oven, microwave, refrigerator, freezer, rice cooker, blender, toaster, and stove top (electric) as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor dining area can seat up to 8 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge.

• Entertainment: High-speed WiFi throughout and a Smart TV in living room and master bedrooms only. The villa also has a BOSE sound system with speakers. Watersport equipment such as kayaks are available for guest's use and swimming pool.

• Other facilities: The villa features a universal adapter and massage bed. Wake up call service available upon request.

• Parking: Sufficient parking garage is available.

Rate Inclusions

• Rates include Welcome drink, daily breakfast, complimentary WiFi, and services by villa team (Villa manager, housekeeper, handyman, and securities).
• Private Chef service is available upon request (extra charge). In-villa shopping: THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• One-way or return airport transfer service is available upon request (extra charge).
• Spa treatments, massages services and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A baby cot/high chair is available for free upon request.
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged for this property.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
