Baan Ban Buri is your glimpse of luxurious tropical living. The absolute beachfront, four-bedroom Baan Ban Buri is showcased in six separate pavilions that line the villa’s central pathway. Each bedroom rests within its own standalone pavilion, while the two other pavilions house the living and dining areas as well as the kitchen.

There’s a shady sala relaxation pavilion at the end of the stunning, 12-metre, blue-tiled infinity pool, which is bordered by a grass lawn, and a sun-deck furnished with modern loungers. From here, stairs lead down to the private gated entrance to the beach.

Baan Ban Buri presents a predominantly white and teakwood decor inspired by beachside living along with accents of traditional Thai aesthetics. The separate pavilions allow you to escape to enjoy some private me-time whenever needed.

Furnished with a large sofa and equipped with a Smart TV, the living room is linked to the poolside deck and sea views by foldaway doors for a seamless indoor-outdoor living effect. The doors can be closed for air-conditioned comfort. The adjoining dining area is connected by a tranquil water feature and extends into a well-equipped western style kitchen. A second outdoor Thai-style service kitchen is located off the main fitted kitchen and is ideal for BBQs and wok-fried Oriental dishes.

The villa's four ensuite air-conditioned bedrooms are comfortable, private, light and airy, with floor-to-ceiling windows that invite the natural light to stream in and allow for easy access to the garden. There are three guest bedrooms, two with queen-size beds and one with twin beds. The ensuite bathrooms all include large walk-in showers, while the master bedroom suite features a luxurious soaking tub set on a wooden platform. Complimentary Wi-Fi internet service is provided throughout the estate, which also has a back-up generator.

• Floors: Baan Ban Buri occupies a single floor:

  • Ground Floor: Main entrance, living room, dining area, four bedrooms including master bedroom, kitchen, staff quarters, outdoor living area, poolside area, and swimming pool.

• Capacity: The entire villa can accommodate 8 adults.

• Living Areas: There is an open-plan indoor living area with sofa and air conditioning. The spacious dining room is conveniently located beside the modern kitchen with a breakfast bar. There’s also an outdoor living space with BBQ facilities and a seating area by the pool.

• Pool: Measuring 12m x 4.7m x 1.8m Infinity pool; Shallow end for kids; The pools are set to normal temperature; There are sunbeds with umbrellas; Pool towels are provided.

• Dining: The in-house chef is experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 25% of grocery cost as handling fee and subject to 7% VAT. Provisioning is to be paid by cash on site or by credit card.

• Kitchen: Equipped with Oven, microwave, coffee machine, refrigerator, freezer, rice cooker, blender, toaster, dishwasher, stove top (electric & gas) as well as essential cooking tools, cutlery, and drinking glasses.

• Dining Areas: The indoor dining area can seat up to 8 persons.

• Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge.

• Entertainment: High-speed WiFi throughout and a Smart TV and Satellite TV in the living room only. There is also an iPod dock in the living room and BOSE sound system with outdoor speakers. Watersport equipment such as kayaks are available for guest’s use and swimming pool.

• Other facilities: The villa features a wine fridge, universal adapter, and CCTV. Wake up call service available upon request.

• Parking: Sufficient parking garage is available.

• Year built / refurbished: Built in 2005.

• Surface total area: 1,075 sqm (land).

Weddings & Events

• If the guest is planning to hold an event, such as a wedding or party where any pre-planning is required, guest needs to pay USD 1,200 + 7% tax as an event fee and an optional USD 600 + 7% tax for pre/post-event day event fee.
• Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.
• Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.
• Maximum of 20 guests (combination of seating and standing, including guests residing in the villa).
• Music and event curfew is until 12 midnight only.
• Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.
• Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.
• Sky Lanterns are prohibited by the local government in Koh Samui.
• Event guidelines and an accurate quotation are available on request.

Rate Inclusions

• Rates include Welcome drink, daily breakfast, complimentary WiFi, and services by villa team (Villa manager, private chef, housekeeper, gardener, and securities).
• Private Chef service included. In-villa shopping: THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT.
• A driver and car rental service is available upon request (extra charge).
• One-way or return airport transfer service is available upon request (extra charge).
• Spa treatments, massages services and additional yoga sessions are available upon request (extra charge).
• Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).

Child Policy & Extra Bedding

• A complimentary baby cot and high chair is available at the villa.
• An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
• Babysitting service available on request at extra charge.
• Children under 2 years old can stay for free when sharing existing bedding with parents.
• Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged for this property.
• Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
