Floors: Villa Akatsuki occupies two floors:

Ground Floor: Main entrance, indoor living area, dining area, kitchen, four bedrooms including master bedroom with private balcony, indoor private spa, gym, TV/Theatre room, and three-level swimming pool.

Second Floor: Main Atrium and two bedrooms.

Capacity: The entire villa can accommodate 12 guests and up to 2 additional guests allowed (extra charge).

Living Areas: The media or theatre room has an 85-inch TV and Yamaha surround speaker system. There’s also a dining pavilion with BBQ facilities and a beach, pool, and garden view that can seat up to 32 people. It is conveniently located beside a fully equipped Western kitchen and Alfresco dining area, overlooking the beach.

Pool: Measuring 13 m. x 4 m. x 1.5m Main pool and 18 m. x 4 m. x 0.2m Reflection pool; 7 m. x 4 m. x 0.8m Children’s pool has a shallow end for kids; The pools are set to normal temperature; There are ten poolside sun loungers, two round chairs, five parasols, and two canopy sun loungers; Pool towels are provided. There is also a jacuzzi located in the A-Spa Hot Pool.

Dining: The in-house chef is experienced in cooking Western, Thai, European, and Asian cuisine. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service. In-villa shopping fee is THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping fee is THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT. Provisioning is to be paid by cash on site or by credit card.

Kitchen: Equipped with Wine cellar, refrigerator, freezer, microwave SMEG coffee maker, blender, toaster, rice cooker, dishwasher, oven, gas stove, electric kettle, juicer, and water dispenser. Wine glasses, kitchenware, dinnerware, and kitchen basics (oil, salt, pepper) are also available for guest use as well as essential cooking tools, cutlery, and drinking glasses.

Dining Areas: The indoor dining pavilion has a dining table that can seat up to 32 persons. The outdoor alfresco deck can seat up to 18 persons.

Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge. Guests can have 24-hour access to world class gym and facilities, complete with treadmills, exercise bike, Cable Motion Gym System, dumbbells, gym balls, and yoga mats. A-Spa with two massage beds and Jacuzzi for 6 people.

Entertainment: High-speed WiFi throughout and a 42-inch Smart TV with Netflix streaming. Each room is equipped with JBL bluetooth speakers and Yamaha sound system. There is also a home theatre, ping pong table, and motorised mahjong table. Watersport equipment such as two non-transparent kayaks, one transparent canoe with two paddles, two water bicycles, and one paddle board are available for guest's use and swimming pool.

Other facilities: The villa features beach volleyball, table tennis, tennis court, basketball court, herb garden, first aid kit, electricity backup generators, and credit card facilities. Every room has an in-room safe, top open safety boxes, hairdryers, Japanese-style toilet, motorised blackout curtains in all rooms (except the theatre room), universal socket with USB and C-type sockets, bedhead reading lights with USB. Wake up call service available upon request.

Weddings & Events
- Maximum number of guests: 20 to 200 guests (seating and standing combined).
- Minimum Nights: Follow the season’s minimum length of stay.
- Low and Shoulder seasons: 3 nights
- High seasons: 5 nights (for select wedding villas)
- Peak Christmas and New Year seasons: 7-10 nights
- Event Fees:
- USD 1,500 + 17.7% taxes and service charge for events up to 20 guests.
- USD 2,000 + 17.7% taxes and service charge for events up to 30-40 guests.
- USD 2,500 + 17.7% taxes and service charge for events up to 60 guests.
- USD 3,000 + 17.7% taxes and service charge for events up to 80 guests.
- USD 4,000 + 17.7% taxes and service charge for events up to 200 guests.
- Small Events Policy: Pre- or post-event functions held on the day before or after the main event are equivalent to 50% of the Main Event Fee.
- Security deposit to be paid upon arrival to the villa. Note that the security deposit fee is dependent on the number of guests attending the event. This will be used at the Property Management Company's discretion to cover cost of service or replacement in case of breakages or damages to the property prior, during or after the event takes place. This amount is 100% refundable if there are no damages to the property.
- Additional THB 300,000 security deposit (if pool platforms are used).
- Music Curfew for sound systems, live bands and DJs is only until 12:00 midnight.
- Fireworks are allowed only for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
- Sky Lanterns are prohibited by the local government in Koh Samui.
- Event guidelines and accurate quotations are available on request only.
- The above rates are subject to change without prior notice. Other charges may apply on request basis.
- We are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa (i.e. beach).

- Rates include Welcome drink, daily American or Asian breakfast, complimentary WiFi, and services by villa team (Villa manager, villa supervisor, in-house private chef (8 am to 9 pm), housekeepers (8 am to 9 pm), a masseuse, concierge service, and securities). Complimentary drinks including mineral water (entire stay), a tea selection from TWG and Japanese green tea from Japan, fresh juices and luxury amenities, mini bar, Nespresso coffee machine, and free download of music and movies at the theatre room (up to USD $15).
- Private chef service included. In-villa shopping: THB 300 or 25% of grocery cost (whichever is higher) + 7% VAT. Pre-arrival shopping: THB 650 or 25% of grocery cost (whichever is higher) + 7% VAT.
- A driver and car rental service is available upon request (extra charge).
- Complimentary return airport transfer with two vans for each way and can seat up to 16 persons.
- Additional airport transfer service is available upon request (extra charge).
- Spa treatments, massages services and additional yoga sessions are available upon request (extra charge).
- Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).
Child Policy and Extra Bedding
- A complimentary baby cot and high chair is available at the villa. Other baby items for hire are baby bath, changing mat, changing table, children’s cutleries and plates, toys, and outlet covers.
- Additional baby cot is charged at USD $10++ per unit per day and additional high chair is charged at USD $5++ per unit per day.
- Babysitting service available on request at extra charge.
- Children 5 years old and below stay for free when sharing existing bedding with parents.
- Extra bed is available at USD $180++ per person per night. Only three (3) extra beds can be provided for this property except for 1-Bed villa which can only accommodate one (1) extra bed.
- Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
