Floors: Hinta Hinyai Beach Villas is made up of two villas:

Baan Hinta has three floors. The ground floor has two bedrooms including the master bedroom, storage, and access to the beach. The second floor has two more bedrooms, and the third floor features the main entrance, one bedroom, kitchen, living room, dining area and sala, barbecue area, staff area, and swimming pool.

Baan Hinyai has three floors. The ground floor has the main entrance, two bedrooms, and a car park. The second floor has two bedrooms including the master bedroom. The third floor features one bedroom, living room, dining area, outdoor sala and dining area, kitchen, swimming pool, and access to the beach.

Capacity: The entire estate can accommodate 20 guests and up to 4 additional guests allowed (extra charge).

Living Areas: Baan Hinta has an indoor living area with folding glass walls, oversized sofas, and ceiling fan. The dining area and kitchen have a breakfast bar, and the outdoor living space has a poolside sala/dining, sunbeds, and BBQ facilities. In Baan Hinyai, there is a high-ceiling indoor living and dining area with two oversized sofas and ceiling fans. It is conveniently beside the kitchen. The outdoor living area by the pool has a dining area, sunbeds, and BBQ facilities.

Pool: The Baan Hinta pool measures 19.7m x 5.2m x 1.5m, while the Baan Hinyai pool measures 20m x 6.4m x 1.5m; Both pools have a shallow end for kids; The pools are set to normal temperature; Baan Hinta has 5 sunbeds with umbrellas and 2 hammocks. Baan Hinyai has 6 sunbeds with umbrellas; Pool towels are provided.

Dining: The in-house chef is experienced in cooking Western, Thai, and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service charged at grocery bill + 15% handling fee.

Kitchen: Equipped with Oven, microwave, coffee machine, refrigerator, freezer, rice cooker, blender, juicer, toaster, and stove top as well as essential cooking tools, cutlery, and drinking glasses.

Dining Areas: The indoor dining area at Baan Hinta can seat up to 14 guests with additional seating at the kitchen counter that can seat 4 guests. The indoor dining area at Baan Hinyai can seat up to 12 guests. There is also an outdoor dining area can seat up to 12 guests at Baan Hinta and up to 14 guests at Baan Hinyai.

Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged (extra charge). In-villa treatments are available on request (extra charge).

Entertainment: High-speed WiFi throughout. Baan Hinta has a Smart TV, Apple TV, BOSE sound system with outdoor speakers, and projector and screen over the pool. Baan Hinyai also has a Smart TV, Satellite TV, Denon sound system, BOSE speakers, and CD/DVD player. The estate features a table tennis court and equipment and watersport equipment such as two kayaks and two standing paddleboards, which are available for guests' use.

Other facilities: For your safety and convenience, the villa is equipped with a safety deposit box, universal adapter, and CCTV. Wake-up calls are available upon request.

Parking: Sufficient indoor parking garage is available for 2 cars in Baan Hinyai, outdoor parking space is also available.

Weddings & Events
- Maximum number of guests: 20 guests (seating and standing combined).
- Minimum Nights: Follow the season’s minimum length of stay.
- Low and Shoulder seasons: 3 nights
- High seasons: 5 nights (for select wedding villas)
- Peak Christmas and New Year seasons: 7-10 nights
- Event Fee: USD 1,200 + 7% tax.
- Small Events Policy: Pre- or post-event functions held on the day before or after the main event are equivalent to 50% of the Main Event Fee.
- Security deposit to be paid upon arrival to the villa. Note that the security deposit fee is dependent on the number of guests attending the event. This will be used at the Property Management Company's discretion to cover cost of service or replacement in case of breakages or damages to the property prior, during or after the event takes place. This amount is 100% refundable if there are no damages to the property.
- Music Curfew for sound systems, live bands and DJs is only until 12:00 midnight.
- Fireworks are allowed only for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
- Sky Lanterns are prohibited by the local government in Koh Samui.
- Event guidelines and accurate quotations are available on request only.
- The above rates are subject to change without prior notice. Other charges may apply on request basis.
- We are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa (i.e. beach).

- Rates include Welcome drink, welcome fruit basket, daily breakfast, complimentary WiFi, and services by the villa team (Villa manager, private chef, housekeeper, and handymen).
- Private chef service is included in the rates.
- A driver and car rental service is available on request (extra charge).
- One-way or return airport transfer service is available upon request (extra charge).
- Spa treatments, massage services, and additional yoga sessions are available upon request (extra charge).
- Tours and activities such as art and cultural excursions and cooking classes are available upon request (extra charge).
Child Policy and Extra Bedding
- Two baby cots and two high chairs are available at each villa.
- Additional baby cot is charged at USD 10 per unit per day and high chair is charged at USD 5 per unit per day.
- Babysitting service is available upon request (extra charge).
- Children 5 years old and below stay for free when sharing existing bedding with parents.
- Extra bed is available at USD 50 per person per night. Only two (2) additional beds can be arranged for each villa.
- Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the property. Entry or access to the property may be refused or limited where the number of guests exceeds the stated requirement.
