Floors: Praana Residence occupies three floors:

Ground Floor: Main entrance, tennis court, gym, wine cellar, bar, night club, game room, massage room, kids club, and cinema room.

Second Floor: Four bedrooms including master bedroom, steam and sauna room, media room, boxing ring, living area, outdoor dining area, swimming pool, and poolside sala.

Third Floor: Living area, dining area, kitchen area, and two master bedrooms.

Capacity: The entire villa can accommodate 12 guests and up to 2 additional guests allowed (extra charge).

Living Areas: There is a living room, casual lounge, and study. The indoor dining pavilion is conveniently beside the modern open-plan kitchen and breakfast bar. There is also a outdoor dining sala with BBQ facilities, sunset sala, pool deck, and terraces.

Pool: Measuring 25m x 6m x 2m Main pool and 12m x 5m x 1.2m Secondary pool; No shallow end for kids; The pools are set to normal temperature; There are ten lounge chairs and three pool umbrellas; Pool towels are provided.

Dining: Meals are prepared by Panacea’s central kitchen, which has extensive experience in Western, Thai, Asian, vegetarian, and children’s cuisine. All dishes are delivered and served at the villa, and there is no additional chef fee when ordering from the central kitchen — guests only pay for the grocery cost + 25% shopping fee + 7% VAT. We are happy to accommodate special requests, including strict dietary requirements. All meals — breakfast, lunch, and dinner — can be arranged in advance. A curated selection of wines and spirits is also available, and we can provide the list upon request. If guests prefer to have their own private in-villa chef cooking directly in the villa’s kitchen, this can be arranged at an additional THB 2,500++ per day, on top of food and beverage charges.

Kitchen: Equipped with Refrigerator, freezer, microwave, coffee machine (bean espresso machine), blender, toaster, rice cooker, dishwasher, oven, gas stove, electric kettle, wine fridge, kitchenware, dinnerware, water dispenser, basics (oil, salt and pepper), pots and pans, coffee grounds/beans, tea pot, coffee capsule, mini bar, wine glasses as well as essential cooking tools, cutlery, and drinking glasses.

Dining Areas: The indoor dining pavilion can seat up to 12 persons. The outdoor dining sala can seat up to 12 persons.

Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge. The villa’s gym has an outstanding range of equipment from rowing machines, cycles and Stairmasters to running machines, weights and others. There is also a sauna and steam room.

Entertainment: High-speed WiFi throughout and a Smart TV in the living area and master bedroom only. The villa also offers a sound system and outdoor speakers, karaoke room, kids playroom, lounge room with poker and pool table, cinema with lazy boy seats, tennis court, basketball, and Muay Thai ring.

Other facilities: The villa features tennis court, muay thai boxing ring, personal safe and fully-stocked mini bar in all bedrooms (replenished daily), fire extinguisher, first aid kit, safety deposit box, back-up generator, water heater, drying/towel rack, and hangers. Wake up call service available upon request.

Weddings & Events
- Maximum number of guests: 60 guests (seating and standing combined).
- Minimum Nights: Follow the season’s minimum length of stay.
- Low and Shoulder seasons: 3 nights
- High seasons: 5 nights (for select wedding villas)
- Peak Christmas and New Year seasons: 7-10 nights
- Event Fee: USD 1,000 + 7% tax.
- Small Events Policy: Pre- or post-event functions held on the day before or after the main event are equivalent to 50% of the Main Event Fee.
- Security deposit to be paid upon arrival to the villa. Note that the security deposit fee is dependent on the number of guests attending the event. This will be used at the Property Management Company's discretion to cover cost of service or replacement in case of breakages or damages to the property prior, during or after the event takes place. This amount is 100% refundable if there are no damages to the property.
- Music Curfew for sound systems, live bands and DJs is only until 12:00 midnight.
- Fireworks are allowed only for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
- Sky Lanterns are prohibited by the local government in Koh Samui.
- Event guidelines and accurate quotations are available on request only.
- The above rates are subject to change without prior notice. Other charges may apply on request basis.
- We are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa (i.e. beach).

If guests prefer to have their own private in-villa chef cooking directly in the villa's kitchen, this can be arranged at an additional THB 2,500++ per day, on top of food and beverage charges.
- Complimentary one-time return airport transfer with two vans, +1 pick up luggage and can seat up to 12 persons. Car hire and taxi pick-ups can easily be arranged with your villa manager at an extra charge.
- Additional airport transfer service is available upon request (extra charge).
- Spa treatments and massages services are available upon request (extra charge).
- Tours and activities such as art and cultural excursions, cooking lessons are available upon request (extra charge).
Child Policy and Extra Bedding
- A complimentary baby cot and high chair is available for free upon request. Other baby items for hire are also available upon request at an extra charge.
- An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
- Babysitting service available on request at extra charge.
- Children 5 years old and below stay for free when sharing existing bedding with parents.
- Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged.
- Laundry/Dry Cleaning services are available on request at an extra charge.
- Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

- Early check-in and late check-out may be organised and is subject to availability (extra charge may apply).
Smoking and Pet Policy
- Smoking is allowed at designated smoking areas only.
- While we love our furry friends, pets are not allowed on this particular property.
Security Deposit
- A security deposit of USD 2,000/THB 60,000 per stay, in cash or as a credit card hold will be collected onsite upon check-in.
