Floors: Praana, Ataluya, and Avasara Residences occupies three floors and Kalya and Purana Residences occupies two floors.

Capacity: The entire villa can accommodate 48 guests and up to 2 additional guests allowed (extra charge).

Living Areas: There is a living and dining pavilion and modern open-plan kitchen with breakfast bar. There is also a casual lounge, study, sunset sala, pool deck, and terraces. There’s also an outdoor dining sala with BBQ facilities.

Pool: Measuring 12 to 25m pools; No shallow end for kids; The pools are set to normal temperature; There are six to ten lounge chairs and three pool umbrellas per villa; Pool towels are provided.

Dining: Meals are prepared by Panacea's central kitchen, which has extensive experience in Western, Thai, Asian, vegetarian, and children's cuisine. All dishes are delivered and served at the villa, and there is no additional chef fee when ordering from the central kitchen — guests only pay for the grocery cost + 25% shopping fee + 7% VAT. We are happy to accommodate special requests, including strict dietary requirements. All meals — breakfast, lunch, and dinner — can be arranged in advance. A curated selection of wines and spirits is also available, and we can provide the list upon request. If guests prefer to have their own private in-villa chef cooking directly in the villa's kitchen, this can be arranged at an additional THB 2,500++ per day, on top of food and beverage charges.

Kitchen: Equipped with Refrigerator, freezer, microwave, coffee machine (bean espresso machine), blender, toaster, rice cooker, dishwasher, oven, stove, electric kettle, wine fridge, kitchenware, dinnerware, water dispenser, basics (oil, salt and pepper), pots and pans, tea pot, coffee capsule, mini bar, and wine glasses as well as essential cooking tools, cutlery, and drinking glasses.

Dining Areas: There is an indoor dining pavilion and modern open-plan kitchen with breakfast bar that can sit up to 12 persons. Outdoor dining sala with barbecue grill that can sit up to 12 persons.

Wellness: In the Praana Residence, spa treatments can be carried out in the villa’s private massage room by professional beauty therapists at an extra charge. The villa’s gym has an outstanding range of equipment from rowing machines, cycles and Stairmasters to running machines, weights, and other. There is also a sauna and steam room. For the Atulya, Avasara, Kalya, and Purana Residences, spa treatments can be carried out in the villa by professional beauty therapists at an extra charge. Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge.

Entertainment: In Praana Residence, High-speed WiFi throughout and a Smart TV in the living room and master bedroom only. The villa also offers outdoor speakers, fully-equipped gym, karaoke room, kid’s playroom, lounge room with poker and pool table, cinema with lazy boy seats, tennis court, basketball, and Muay Thai ring. For Atulya, Avasara, Kalya, and Purana Residences, the villa offers a High-speed WiFi throughout and a Smart TV in the living room and master bedroom only. The villa also offers outdoor speakers.

Other facilities: The villa features a tennis court, Muay Thai boxing ring, barbecue facilities, personal safe and fully-stocked mini bar in all bedrooms (replenished daily), fire extinguisher, first aid kit, safety deposit box, back up generator, water heater, drying / towel rack, hangers, laundry (in-house), and laundry (sent out / nearby). Wake up call service available upon request.

Parking: Sufficient parking garage is available. For Praana Residence, the villa has a parking garage and for Atulya, Avasara, Kalya, and Purana Residences, the villas have a villa carport for each property.

Surface total area: 2,000 sqm (land) for Atulya, Avasara, Kalya, and Purana Residences and 3,200 sqm (land) for Praana Residence.
Weddings & Events
- Maximum number of guests: Only Praana Residence can hold weddings and events, with a maximum of 60 guests (seating and standing combined).
- Minimum Nights: Follow the season’s minimum length of stay.
- Low and Shoulder seasons: 3 nights
- High seasons: 5 nights (for select wedding villas)
- Peak Christmas and New Year seasons: 7-10 nights
- Event Fee: USD 1,200 + 7% tax.
- Small Events Policy: Pre- or post-event functions held on the day before or after the main event are equivalent to 50% of the Main Event Fee.
- Security deposit to be paid upon arrival to the villa. Note that the security deposit fee is dependent on the number of guests attending the event. This will be used at the Property Management Company's discretion to cover cost of service or replacement in case of breakages or damages to the property prior, during or after the event takes place. This amount is 100% refundable if there are no damages to the property.
- Music Curfew for sound systems, live bands and DJs is only until 12:00 midnight.
- Fireworks are allowed only for weddings, and a permit needs to be approved by local authorities at least 2 weeks before the event.
- Sky Lanterns are prohibited by the local government in Koh Samui.
- Event guidelines and accurate quotations are available on request only.
- The above rates are subject to change without prior notice. Other charges may apply on request basis.
- We are an advocate for the prevention of cruelty and ethical care of elephants and wildlife. We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa (i.e. beach).

Child Policy and Extra Bedding
- A baby cot and high chair is available for free upon request. Other baby items for hire are also available upon request at an extra charge.
- An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
- Babysitting service available on request at extra charge.
- Children 5 years old and below stay for free when sharing existing bedding with parents.
- Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged for each villa.
- Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.

Smoking and Pet Policy
- Smoking is allowed at designated smoking areas only.
- While we love our furry friends, pets are not allowed on this particular property.
Security Deposit
- Avasara, Kalya, Purana and Atulya Residence security deposit in cash or credit card hold USD 500/ THB 20,000 per villa per stay collected onsite.
- Praana Residence security deposit in cash or credit card hold of USD 2,000/ THB 60,000 collected onsite.
