Kalya Residence is a sanctuary of luxury and serenity. A wooden gate with a shingle roof structure brings you into the landscaped tropical garden of this delightful 4-bedroom villa. Steps lead up to a terrace area on the side of the main building, while bordering the garden, a high, natural stone, retaining wall drops all the way down to a water feature that runs behind the villa with steps up to a bridge.

The elevated living and dining room extends almost the whole width of the property and has a very high, wood-lined vaulted ceiling with windows on both sides that increase the grandiose sense of space. A square pedestal table for ten sits in the centre of the dining area, next to an open plan fully equipped kitchen with an island breakfast bar and top-of-the-range fitted appliances, and a built-in wine cooler. On the other side, the villa's spacious lounge area is furnished with a creamy white sofa and two comfy chairs set around a cream marble coffee table and oriented towards a Smart TV. The room is complemented by a hanging candelabra and mood enhancing table lamps, while outside, a covered balcony runs along the entire length of the pavilion, protected by a clear glass barrier and overlooking the tropical garden and 20-metre infinity pool.

As you make your way down to the villa's lower level, you will find three of the four bedrooms, looking out across the garden, pool and views. A covered walkway runs along the front of these king-bed guestrooms all of which are adjoined by ensuite bathrooms with rain showers. In front, a lawn and garden extends to the wide pool terrace.

On one side of the pool, sunken stools are positioned by a swim up bar, which is integrated into a covered sala, also housing a dining table and cushioned bench seats. On the other side of the pool, you’ll find the villa's master suite complete with a vaulted wooden ceiling and doors opening directly onto the pool terrace. A separate dressing area behind the king-size bed leads into an ensuite bathroom with twin washbasins, a rain shower and a terrazzo bathtub positioned next to a window that looks directly out to the ocean beyond.

  • Floors: Kalya Residence occupies two floors:

    • Ground Floor: Four bedrooms, staff area, outdoor sala, and swimming pool.

    • Second Floor: Main entrance, living area, and kitchen.

  • Capacity: The entire villa can accommodate 8 guests and up to 2 additional guests allowed (extra charge).

  • Living Areas: There is an open-plan living room with L-shaped sofa and ceiling fan. The dining area is conveniently beside the kitchen and breakfast bar. There is also an outdoor sala with lounge chairs and BBQ facilities.

  • Pool: Measuring 20m x 5m x 1.6m Infinity pool; No shallow end for kids; The pools are set to normal temperature; There are two lounge chairs and six sunbeds; Pool towels are provided.

  • Dining: Meals are prepared by Panacea’s central kitchen, which has extensive experience in Western, Thai, Asian, vegetarian, and children’s cuisine. All dishes are delivered and served at the villa, and there is no additional chef fee when ordering from the central kitchen — guests only pay for the grocery cost + 25% shopping fee + 7% VAT. We are happy to accommodate special requests, including strict dietary requirements. All meals — breakfast, lunch, and dinner — can be arranged in advance. A curated selection of wines and spirits is also available, and we can provide the list upon request. If guests prefer to have their own private in-villa chef cooking directly in the villa’s kitchen, this can be arranged at an additional THB 2,500++ per day, on top of food and beverage charges.

  • Kitchen: Equipped with Refrigerator, freezer, microwave, coffee machine (bean espresso machine), blender, toaster, rice cooker, dishwasher, oven, stove, electric kettle, juicer, wine fridge, kitchenware, dinnerware, water dispenser, basics (oil, salt and pepper), pots and pans, coffee grounds/beans, tea pot, mini bar, wine glasses, and floating breakfast as well as essential cooking tools, cutlery, and drinking glasses.

  • Dining Areas: The indoor dining pavilion can seat up to 8 persons. The outdoor dining sala can seat up to 8 persons.

  • Wellness: Yoga mats are available on request and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at extra charge. In-villa treatments are available at extra charge.

  • Entertainment: High-speed WiFi throughout and a 55-inch Smart TV in the living area and master bedroom only. The villa also offers a Sonos sound system and outdoor speakers

  • Other facilities: The villa features a fire extinguisher, first aid kit, safety deposit box, back-up generator, water heater, drying/towel rack, and hangers. Wake up call service available upon request.

  • Parking: Sufficient villa parking carport is available.

  • Year built / refurbished: Built in 2009.

  • Surface total area: 2,000 sqm (land).

Weddings & Events

  • The villa can accommodate up to a maximum 40 guests combination of seated and standing (including guests staying in the villa).

  • Where number of guests exceed 1.5 times of the occupancy of the villa, a security deposit of THB 100,000 will be collected.

  • Where number of guests is less than 1.5 times of the occupancy of the villa for small group events, a security deposit of THB 50,000 will be collected.

  • Security deposit is refundable provided no damage or deep cleaning at the villa is required.

  • Music and event curfew are until 12 midnight only.

  • Kindly note that we are an advocate for the prevention of cruelty and ethical care of elephants and wildlife.

  • We do not allow nor condone the hiring and use of elephants and/or other wildlife for any events held in the villa and in the immediate surrounding areas of the villa i.e. beach.

  • Fireworks are only allowed for weddings and a permit needs to be approved by local authorities at least 2 weeks before the event.

  • Sky Lanterns are also prohibited by the local government in Koh Samui.

  • Event guidelines and accurate quotation are available on request only.

Child Policy and Extra Bedding

  • A complimentary baby cot and high chair is available for free upon request. Other baby items for hire are also available upon request at an extra charge.
  • An additional baby cot is charged at USD $10++ per unit per day and an additional high chair is charged at USD $5++ per unit per day.
  • Babysitting service available on request at extra charge.
  • Pool fences are available on request at extra charge.
  • Children 5 years old and below stay for free when sharing existing bedding with parents.
  • Extra bed is available at USD $50++ per person per night. Only two (2) additional beds can be arranged.
  • Laundry/Dry Cleaning services are available on request at an extra charge.
  • Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorised in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
