Floors: The Manis Estate is made up of two villas — Villa Anaya Manis and Villa Manis Cantik.
- Villa Anaya Manis has two floors. The ground floor includes the main entrance, kitchen, Bedrooms 1 & 5, enclosed living area, main dining room, outdoor dining area, BBQ area, wine cellar, swimming pool, and garden. The second floor features seven bedrooms, including the Master Bedroom, and a gym.
- Villa Manis Cantik has two floors. The ground floor includes Bedroom 3, living and dining areas, kitchen, swimming pool, and garden. The second floor features three bedrooms, including the Master Bedroom.

Capacity: Villa Anaya Manis can accommodate 18 guests and up to 4 additional guests (extra charge); Villa Manis Cantik can accommodate 8 guests and up to 2 additional guests (extra charge). The entire estate can fit 26 guests, and up to 6 additional guests allowed (extra charge).

Living Areas: The main communal space is an enclosed living area that is conveniently located next to the dining area and kitchen. There’s also an outdoor dining and seating area by the pool.

Pool: Villa Anaya Manis has two pools: 8.5m x 4.5m x 1.5m Pool 1 and 9m x 4m x 1.5m Pool 2. Villa Manis Cantik has 8m x 5m x 1.6m chlorinated pool; Only Pool 1 of Villa Anaya Manis has a shallow end for kids; The pools are set to normal temperature; There are total of eight lounge chairs, four sun umbrellas, and four daybeds are available around the pools; Pool towels are provided.

Dining: A chef is available on request (extra charge), experienced in cooking Western, Indonesian and Asian cuisine, as well as vegetarian and children’s dishes. Special requests can be accommodated, including strict diets. All meals (breakfast, lunch, dinner, floating breakfast) can be arranged in advance. We also provide a chef shopping service and a pre-arrival shopping service with the rates: grocery bill + 15% handling fee.

Kitchen: Equipped with Refrigerator, microwave, Nespresso coffee maker, juicer, blender, toaster, BBQ facilities, oven, gas stove, electric kettle, kitchenware, dinnerware, water dispenser, as well as essential cooking tools, cutlery, and drinking and wine glasses.

Dining Areas: The main indoor dining area at Villa Anaya Manis features a rectangular table that seats 14 guests with additional kitchen counter seating for 3, while Villa Manis Cantik’s indoor dining area seats 8 with a kitchen counter that can seat 4. The outdoor dining area at Villa Anaya Manis can accommodate 10 guests, while the ones at Villa Manis Cantik can accommodate 6 guests.

Wellness: Guests staying at the villas are welcome to utilize the gym. Yoga mats are available, and the spacious garden provides a serene setting for practicing yoga. Yoga lessons can also be arranged at an extra charge. There is a spa area with massage beds for guests to enjoy relaxing treatments.

Entertainment: High-speed WiFi throughout in both villas. Villa Anaya Manis has a 43-inch Smart TV, and Villa Manis Cantik has a 70-inch Smart TV. Both TVs include access to Netflix, Disney+, Amazon Prime, local and international channels, and a Bluetooth speaker.

Other Facilities: For your safety and convenience, the villa is equipped with a fire extinguisher, first aid kit, and universal adapter. Laundry service (sent out) is available on request (extra charge). Wake-up calls are available upon request.

Parking: Sufficient parking space is available with a total of 6 to 7 cars and 6 motorbikes.

Year Built/Refurbished: Villa Anaya Manis was built in 2013 and refurbished in 2022; Villa Manis Cantik was built in 2006 and refurbished in 2024.

Weddings & Events
- Maximum number of guests: 30 guests (maximum seating capacity) or 50 guests (maximum standing capacity).
- Minimum Nights: 3 nights (Normal and Shoulder Seasons); 4 nights (High Season). Peak Season events are subject to approval. Note: For Normal/Shoulder Seasons, 2-night stays may be allowed if the stay is adjacent to an existing booking. Approved event organizer must be appointed.
- Event fees: USD 850++ and IDR 3,500,000 for local community banjar fee. Option to host pre/post events (small gatherings of up to 20 guests held before/after the main event) is available at USD 300++ and IDR 3,500,000 for local community banjar fee.
- Public events with ticket sales are not allowed at any time.
- Security deposit to be paid upon arrival to the villa. This amount of USD 1,000 will be used to cover cost of service or replacement in case of damage or breakage to the property during the event (pre and after) takes place. This amount is 100% refundable if there are no damages to the property. You may choose one of two options, to be provided upon arrival at the villa in cash or to provide your credit card details to us so that we may hold the security deposit on your behalf.
- Guest must prearrange their own transport as there will may be no access to taxis or public transportation.
- No floating stage or pool deck available at the villa.
- Fireworks, paper candle lanterns or Thai wishing lanterns are not permitted.
- Music curfew (sound system, DJ or live music for approval) is allowed until 11 PM only. Only in-house speaker allowed for pre/post events.

- Rates include Daily continental breakfast, complimentary WiFi, and services by the villa team (Villa Manager, butler, villa attendant, service staff, gardener, maintenance, and security).

- Car and driver rental service on request from approximately USD 60 nett (excluding petrol) for 8 hours a day.

Child Policy and Extra Bedding
- Baby cot and high chair are available upon request.
- Additional baby cot is charged at USD 10 per unit per day and high chair is charged at USD 5 per unit per day.
- Babysitting service available on request at extra charge.
- Pool fences and toys available on request at extra charge.
- Children 5 years old and below stay for free when sharing existing bedding with parents.
- Extra beds are available at USD 45 per person per night. Only six (6) additional beds are available.
- Rates quoted refer to the maximum occupancy of the villa, as shown in the provided publication and invoice. The number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher, unless specifically authorized in writing. Exceeding the number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement. No pets are allowed unless agreed in writing in advance.

Nyepi Religious Day
- Please be informed that Bali island celebrates Nyepi (Silent) Day each year on the dates below. Nyepi Day is a day of absolute silence throughout the island and it is observed from 6:00 AM until 6:00 AM the next morning. No outdoor activities are allowed and there will be no check-in and check-out from properties on 19 Mar 2026, 08 Mar 2027, and 26 Mar 2028.
