To visit Niseko or Annapuri areas, transfer to the Niseko United Shuttle Bus at the Welcome Centre - this bus is free for holders of All Mountain Lift Passes. To visit Hanazono, the Hanazono Free Shuttle Bus departs from the opposite side of The Vale Hotel, which is next to AYA Niseko. Free shuttle buses for all within Hirafu village are also available, details are on the Niseko resort map.

Normally beds will be set as king size in the Master Bedroom and 2 single beds in the other bedrooms. Atelier, Studio and 1.5-Bedroom room types will be set as a king-sized bed. The bunk bed in the Maid's room is only applicable for Residence B. In Residence A, the maid's room has a single bed similar to the Penthouse units

AYA Niseko’s ski valet service offers ski storage and heated boots racks, ensuring everything is dry and ready for the next mountain adventure. Ski & snowboard tuning/waxing, arranging rentals, lessons or guides – all are available in-house at an additional cost.

AYA Onsen: There is a public onsen that is opened daily from 6 AM to 9 AM and 1 PM to 12 midnight (last entry at 11 PM) - this does not require pre-booking and can fit a maximum of 10 persons. There are 3 private family onsen that can be booked by in-house guests at an additional charge of JPY 3,000 per hour (can fit about 3 persons) - please make your reservations at the reception desk.

Details
- Complimentary Concierge Service available for guests, including arrangement of Airport Transfers, Ski Lift Tickets, Ski Lessons, Ski Gear Rental, Non-Ski Activities, Car Hire, and In-Accommodation Catering with our Concierge team.
- Complimentary arrival and departure transfers at Hirafu Welcome Centre. Please provide time of arrival and departure to our Concierge team at least 14 days prior to arrival date.
- Complimentary ski valet service, 24-hour front desk and WiFi.
- Complimentary luxury amenities, access to gym and public onsen hot spring for in-house guests. Private onsen is available at extra charge.
- Complimentary car park space for guests only (limited availability and first come, first serve basis).
Child Policy and Extra Bedding
- Children aged 6 years and under can stay for free (if no extra bed is required) and do not count towards occupancy.
- Guests aged 7 years and older are considered as adults and count towards occupancy.
- If baby cot or extra futon is required, it will be charged accordingly regardless of age.
- Baby cot is JPY 3,000 per child per night.
- An extra person fee of JPY 10,000 nett per person per night applies to any booking over the standard number of people in a room - inclusive of a Japanese futon mattress.
- Please note only one (1) extra futon/person is allowed in rooms and NO extra futon/bed is allowed for Studio units and Atelier units.
- There is a pull-out Murphy bed for the 1.5-Bedroom to fit a maximum of 4 persons and a sofa-bed in the Studio room for a maximum of 3 persons (no extra charge). Extra person charge applies for the fourth person in the 1.5-Bedroom only.
Bedding Preference
- Bedding may be flexible in the accommodation but varies from bedroom to bedroom.
- Bedding will be arranged in the standard bedding configuration unless specified otherwise in writing to [email protected] at least 2 weeks prior to arrival date.
- Where bedding configuration is not supplied within the required time-frame or is incorrect on check-in and needs to be changed, an amendment fee of JPY 5,000 will be charged.
Check-In and Check-Out
- Check-in: 3:00 PM.
- Upon check-in, a copy of guest credit card details will be taken for security/bond purposes.
- Early check-in requests cannot be guaranteed (subject to availability). If available upon the guest arrival, additional charge may apply.
- Early check-in requests are not permitted during winter season.
- Check-out: 10:00 AM.
- All luggage and personal belongings must be removed from the room(s) at the time of check-out.
- Late check-out charge of 20% of the nightly rate applies to check-out between 10 AM and 12 NN.
- Late check-out charge of 50% of the nightly rate applies to check-out between 12 NOON and 3 PM. Stays any later than 3 PM will be subject to the full accommodation fee for that night.
- Late check-out requests (subject to availability) can only be confirmed on the day of departure date.
- Late check-out requests are not permitted during winter season.
Property Regulations
- Guests accepts responsibility and will incur all costs for repair or replacement of any damage that occurs outside of normal wear and tear to any facet of AYA Niseko, or any missing amenity, by the guest or anybody in the guests party or duty of care.
- In the event where property or amenities have been damaged or lost the guest will pay AYA Niseko in full for any damage caused and replacement costs.
- AYA Niseko reserves the right to charge guest up to 1 month after their departure for damages incurred.
- The charge for a lost key card is JPY 1,000.
- AYA Niseko maintains a strict NO SMOKING POLICY within its buildings including terraces and balconies. It reserves the right to evict from the building any person or party not adhering to this policy, and without a refund for any days remaining. An additional fee of present room rate occupied by the guest multiplied by three (with minimum charge of JPY 100,000) will be charged, as well as potential compensatory charges for later arriving guests adversely affected in any way. Smoking fines can be accumulated based upon the number of offences that take place during the stay.
- AYA Niseko maintains a strict NO PETS POLICY within its building. Under no circumstances will pets be permitted to stay or enter indoors common areas.
